Fully remodeled open concept living space in a Long Island home

Home Renovation & Remodeling on Long Island

Transform the house you have into the home you want. Keystone Construction handles design, engineering, permits, structure, and in-house trades as one accountable crew, so your remodel moves forward instead of stalling between contractors.

Design-Build Remodeling

Remodeled Around the Way You Live Now

Drive through Rocky Point, Smithtown, or Miller Place and you will see the same story on every block: capes, colonials, split-levels, and farm ranches built for the way families lived fifty years ago. Small closed-off kitchens. A formal dining room nobody eats in. Three small bedrooms and one bath upstairs. The bones are solid, the neighborhood is exactly where you want to be, but the layout fights you every single day.

That is where renovation earns its keep. Instead of paying today's prices for a new house, plus moving costs and a higher tax bill, you keep your street, your school district, and your yard, and we rebuild the inside around your actual life. Walls come down, ceilings open up, kitchens connect to family rooms, and dated finishes give way to spaces that feel like they were always meant to be there.

What makes Keystone different is who shows up. Most remodels on Long Island are a relay race between a demo crew, a framer, a plumber, an electrician, and an HVAC sub who all work for different companies. Our family of companies includes in-house HVAC, plumbing, electrical, and mechanical service businesses, so when your remodel needs a relocated gas line, new ductwork, or a rewired kitchen, it is our own people doing the work on our own schedule. One contract, one project manager, one company accountable for the finished result.

Why Choose Keystone Construction

Remodeling Without the Runaround

Ask any homeowner who has been through a bad remodel what went wrong and you rarely hear about craftsmanship. You hear about coordination: the plumber who could not come until the electrician finished, the electrician waiting on the framer, and a kitchen that sat gutted for six weeks while everyone pointed at everyone else. When the trades work for the builder, that entire failure mode disappears.

Our 75+ years of combined experience are Long Island years, which matters more in remodeling than almost anywhere else. We have opened up enough mid-century walls in Suffolk County to know what is usually hiding inside them: undersized headers, corroded galvanized pipe, cloth-wrapped wiring, and the occasional surprise from a previous owner's weekend project. We plan for those discoveries in the budget and the schedule, so a surprise behind the sheetrock becomes a line-item conversation, not a crisis.

  • In-house HVAC, plumbing, and electrical crews on one schedule
  • Engineering and permit filings handled for structural changes
  • Realistic contingency planning for what older walls hide
  • Dust protection and daily cleanup when you live through the work
  • One point of contact from demo day to final walkthrough

What We Remodel

From a single dated room to a top-to-bottom transformation, every project below gets the same design-build treatment: clear plans, honest pricing, and one crew through to the end.

Whole House and Interior Remodeling

Whole house remodeling is the biggest swing you can take without moving: new kitchen, new baths, new flooring, new lighting, and often a rethought floor plan, all sequenced as one project so you are not living in construction for years. Interior remodeling can also be surgical. Maybe it is the main floor only, or the upstairs bedrooms and hall bath, or converting a formal living room that collects dust into a space your family actually uses. For homeowners who want the full experience, our luxury remodeling work brings custom millwork, coffered ceilings, designer tile, and high-end fixtures to homes from Port Jefferson to the Hamptons.

Structural Remodeling and Open Floor Concepts

The single most requested change we hear on Long Island: "Can this wall come out?" Usually yes, and doing it right is the whole job. Open floor concepts in a 1960s colonial or high ranch almost always involve load-bearing wall removal, which means engineered beam calculations, temporary shoring, properly sized LVL or steel beams, and new point loads carried down to the foundation. Our structural remodeling work also covers sagging floors, undersized framing, and reconfiguring stairs, the kind of changes that require a builder who understands the load path, not just a demo crew with a sledgehammer. And if your home dates to the 1800s or early 1900s, our historic home renovation approach preserves original details like moldings, wide-plank floors, and window casings while quietly modernizing everything behind them.

Damage Restoration

Long Island weather does not ask permission. A nor'easter drives rain under the shingles, a February cold snap bursts a pipe in an exterior wall, or worse, a fire turns your world upside down in an afternoon. Our water damage restoration work goes beyond drying things out: we open affected assemblies, treat and replace compromised framing and insulation, and rebuild finishes so the damage truly ends rather than hiding behind new paint. Fire damage reconstruction follows the same logic on a larger scale, from structural repairs and smoke remediation coordination through full interior rebuilds. Storm damage repairs cover wind-torn roofs, tree strikes, and flooding, and because we work with insurance restoration timelines all the time, we document scope thoroughly and communicate with your adjuster so the rebuild reflects what your home actually needs.

Permits, Inspections, and Remodeling Rules on Long Island

Cosmetic work like paint, flooring, and cabinet swaps generally does not need a permit. The moment your remodel touches structure, moves plumbing or gas, alters electrical circuits, or changes how rooms are used, your town building department is part of the project: Brookhaven for much of our home turf, plus Riverhead, Smithtown, Huntington, and the villages, each with its own forms, fees, and review times. Removing a load-bearing wall requires stamped engineered drawings with beam calculations before the town will issue a permit, and we prepare and file that package as part of every structural job.

All remodeling work on Long Island must comply with the New York State Uniform Fire Prevention and Building Code, and any project that opens walls or ceilings triggers the 2020 Energy Conservation Construction Code of New York State for the assemblies you expose: insulation levels, air sealing, and efficient lighting. Expect inspections along the way, typically framing and strapping after structural work, insulation before the walls close, rough electrical by a licensed third-party electrical inspection agency, a pressure test on any modified gas piping, and a final inspection leading to a certificate of completion, or an updated certificate of occupancy when the use of a space changes. Hardwired smoke and carbon monoxide detectors are checked at final on nearly every permit, so we plan them into the scope from day one.

Older housing stock brings its own rules. Homes built before 1978 fall under the EPA's lead-safe work practices, and materials common in mid-century Long Island houses, like certain floor tiles, pipe insulation, and duct wrap, can contain asbestos that must be tested and, if present, professionally abated before demolition. If you live in an incorporated village with an architectural review board or a designated historic district, exterior-visible changes may need board approval before a permit is issued, and we prepare those submissions too.

After a storm loss, sequencing matters even more. Insurance carriers want documented scope before reconstruction begins, and towns still require permits for structural repairs even when the cause was a fallen oak instead of a design choice. We have rebuilt after enough nor'easters to keep the adjuster, the building department, and the construction schedule moving in the same direction.

You never chase paperwork: Keystone prepares engineering, files permits, schedules every inspection, and closes out your certificate with the town. It is all part of the job.

Questions & Answers

Frequently Asked Questions

Do I need permits for a whole-home renovation?

Structural work, layout changes, and electrical or plumbing upgrades typically require permits and inspections, while cosmetic finishes usually do not. We handle the filings and inspections for anything that needs them.

Can you remove a load-bearing wall to open up my floor plan?

Yes. We engineer a properly sized beam and post system so we can safely remove load-bearing walls and create the open concept most homeowners want, all inspected and code-compliant.

How long does a whole-home remodel take?

Most run about 3 to 6 months depending on scope, though structural changes, custom orders, and permit timelines can extend that. You approve a schedule before work begins.

Do you handle water or storm damage restoration?

Yes. We rebuild after water, fire, and storm damage, coordinating structural repairs, mechanicals, and finishes so your home is restored under one contract.
