The time to find these problems is months before listing, not two weeks before closing.
Unpermitted work is the most common surprise we see: a finished basement from the nineties, a deck the previous owner built one summer, a converted garage, a bathroom that appeared without a plumbing permit. Legalizing existing work usually means filing for a permit after the fact, having the construction inspected against the New York State Uniform Fire Prevention and Building Code, and sometimes opening walls so the inspector can verify framing, wiring, and plumbing.
