How to Scope a Home Project on Long Island

A little planning before the first phone call makes every project smoother. Here is what we suggest to homeowners across Suffolk and Nassau counties.

Start with the problem, not the product. "The kitchen is too small for our family" is more useful than "we want a 12-foot island," because it lets an experienced builder propose options you may not have considered: an expansion, a wall removal, or a full addition. The right division often reveals itself once the real goal is on the table.

Know your paperwork. Almost any structural, plumbing, or electrical work on Long Island needs a permit from your town, and unpermitted work surfaces at the worst possible time, usually when you sell. If your home has an open permit or work that was never legalized, tell us early. We handle these situations regularly and can often fold the fix into the new project.

Think in seasons. Outdoor projects like patios, decks, and landscaping book up by early spring, while interior work such as kitchens, bathrooms, and basements is perfect for winter schedules. Planning one season ahead usually means better scheduling and steadier pricing.

Talk budget honestly. You do not need an exact number, but a comfortable range lets us design something you can actually build. And if financing would help, say so at the first meeting: we can walk qualified homeowners through renovation loan and construction loan options before the design gets ahead of the budget.
